Things to know as you move in and out of Mariastugan.
Termination
The notice period is 3 calendar months and is counted from the nearest upcoming turn of the month.
Notice of termination is made in writing using the form below.
Scanna signerad blankett och skicka den via mail till oss. Du får därefter en bekräftelse på mottagen uppsägning, och uppsägningen är därmed vidimerad. Blanketten måste vara signerad av hyresgästen för att uppsägningen ska vara giltig.
Alternativt kan du skicka uppsägningsblanketten med post. Observera att bekräftelse på uppsägning då dröjer tills vi fått den med posten.

If you decide to write your notice of termination yourself (without the form) you have to include name, address, apartment number, move-out day, date and signature.
You'll receive a confirmation that we've received your notice.
Notification of move and change of address
Make a notification of move at Skatteverket (Swedish Tax Agency) when you move to a new address. On www.skatteverket.se/flytta you can fill out the necessary information in the e-service. The information needed can be found on your lease.
Subletting
In some cases you are allowed to sublet your apartment. Remember to apply to sublet – we have to approve your subletting for it to be legal. If you are subletting without our explicit approval you run the risk of immediate eviction.

The shortest amount of time you can sublet is 4,5 months.
Reasons that can be accepted for subletting are:
- Temporary (fixed-term) work or study elsewhere (certificate of employment or certificate of study/registration/acceptance must be attached to the application)
- Longer trip (copies of your booked tickets for the trip must be attached to the application. Confirmation of booking is not valid)
- Age or illness (medical certificate must be attached describing the care needs of the person who is ill)
- Special family circumstances such as moving in with a partner (i.e. on a trial basis in which case the temporary address must be declared)
You are still responsible
Even if you sublet your apartment to someone else, you are responsible for the apartment. If the person you sublet to does not behave, you could lose your lease.
Earlier move-out
If you move out and let the next tenant move in earlier, this is an agreement between you and the new tenant. This agreement should be in writing.
It is important to keep in mind that you are still fully responsible for your apartment as long as the lease with Siegel is valid.

Inspection and handover of keys in the event of an earlier move-out
If you submit the signed form above, we will book an earlier inspection of the apartment, and you will return the keys. The incoming tenant will then receive the keys from the landlord when it is time to move in.
Move-in and move-out days
När du har skrivit kontrakt får du om inget annat anges tillträde till lägenheten kl 12.00 den dag som hyresavtalet börjar gälla. Om detta är en lördag, söndag eller annan helgdag är det kl 12:00 första följande vardag som gäller. Innan dess ska utflyttande hyresgäst alltså återlämna nycklar.
Home insurance
As a tenant in Mariastugan you are obliged to buy and maintain an active home insurance for the duration of your lease.
Viewing of your apartment
You are obliged to allow Siegel to hold viewings of your apartment to people who are offered to move in after you. The viewings are booked after you've given notice of termination of your lease. You need to give us access to your apartment but you do not need to be there yourself for the viewing.
Cleaning and inspection
When you move out, you should do a thorough cleaning of the apartment. Here you can download cleaning instructions and a checklist of what to clean when you move out:

We will inspect the home to approve the cleaning and to make sure that no damage has occurred to the home. It is at the inspection that we will make our final assessment of the condition of the apartment. We would like you to be present at the inspection.
The surest way to know if you've cleaned enough is to follow the checklist above.
If you have put something up in the lightweight walls by drilling, nailing, or otherwise affecting the wall, it is your responsibility as a tenant to plaster and paint before inspection. Please contact the landlord for help in finding the right paint colour.
If the cleaning is not approved during the inspection, the property owner will hire a cleaning company to clean the property. You as a tenant will then have to pay for the cleaning. If the property owner has to carry out other work in the property to restore it or repair damage caused by you as a tenant, you may be liable to pay for this.
Collect/return keys
When you move in or out, you leave and collect the keys by appointment with the landlord.
Om du inte själv kan närvara och kvittera ut dina nycklar kan du skicka ett ombud. I så fall måste du fylla i och skicka in en fullmakt till oss innan tillträdesdagen. Det är viktigt att fullmakten är signerad för att vara giltig. Ditt ombud ska sedan ha med sig sin egen och din legitimation vid överlämningen.
