Your apartment
Bathroom
Clean the shower wall with water and a rubber scraper or with window cleaner and a soft cloth. For stubborn dirt, vinegar-based cleaners are recommended. Be aware that sponges and cleaning pastes with abrasives can scratch glass as well as chrome or brushed metal details and profiles.
Tiles or glazed tiles should be cleaned primarily with water, possibly with a neutral or slightly alkaline detergent - dishwashing liquid or all-purpose cleaner. Stubborn dirt and grime can be removed with mechanical treatment with a scouring sponge or scrubbing brush supplemented with an alkaline detergent - All purpose cleaner - is the preferred method. Particular attention should be paid to the joints, which are most easily soiled due to their porosity. Soft joints should be wiped clean so that dirt does not adhere to the joint material. Lime deposits, which form due to lime-content in the water, are most easily removed with a slightly acidic cleaning agent, e.g. vinegar spirit. The joints are wetted with water before washing. Finish cleaning by rinsing thoroughly with clean water and a soft sponge. Dry with a clean cloth.

Child proofing
Om du har barn och behöver t.ex. hällskydd till spisen, fler lådspärrar eller har frågor om att barnsäkra lägenheten på något annat vis, gör en felanmälan.
Smoke detectors
Smoke detectors are installed in the apartment, batterierna i brandvarnaren ska hålla i ca 10 år. Brandvarnare ska testas regelbundet av hyresgästen. Om brandvarnaren ej fungerar, gör en felanmälan.
To detach the smoke detectors, turn it in a screwing motion, and it will come off its mounting. Do not pull! And remember to put it back up again.
Concrete ceilings and roofs
In Mariastugan there are two types of walls: concrete walls and lightwalls. It is prohibited to drill or hammer holes into the concrete walls. It is also prohibited to paint, wallpaper otherwise damage or cover the concrete. The lightwalls (for example, the exterior walls) can be drilled into to allow for hanging items.
Many of the concrete walls have a rail at the top, so you can hang paintings, shelves etc. from them without having to drill any holes.
Some of the concrete walls have so called tie-rod holes, which you can use by buying screws and bolts with the dimension M16. Bultar som passar kan du t.ex. hitta på en järnvaruhandel eller byggvaruhus.
These may only be used in existing tie-rod holes, it is strictly forbidden to drill into the concrete walls.
Maintenance
It's good to know that grease stains easily form on concrete walls if furniture is placed against them and you often lean your head against them. These stains cannot be removed. We therefore strongly recommend using a headboard to your bed to protect the walls. Concrete walls are also sensitive to foods containing acid such as fruit juice, vinegar or wine. Wipe off immediately.
Cleaning
The concrete walls are cleaned with water and soap.
Dishwasher

ELFA-systemet
All apartments in Iggy are equipped with ELFA hanging rails. These offer fantastic possibilities to hang almost anything on the walls! Complete it yourself with shelves or cabinets, whatever suits you.
The rails are installed at the top of the concrete walls to make it easy to hang shelves, paintings, etc. in large parts of the apartment. As a rule, we do not add extra rails. If you would like to add additional rails to your apartment, you must notify the property manager and ask for permission, then they must be professionally installed.
Tenants have to buy additional shelves, drawers and other parts themselves. At ELFA's website you can read more about ELFA and find inspiration as well as retailers.
New standard for electrical outlets for lamps in ceilings
For new builds, a new standard for ceiling sockets called DCL was introduced in 2019. This means that if you have older lamps, you won't be able to use them without changing the plug to a DCL socket.

Changes to the apartment
You need the landlord's written permission to make any changes to the apartment that affect it. Alterations must be carried out in a professional manner and be up to code. Note that you may be liable for compensation if you or someone you have hired to do something in the apartment causes damage to it.

Kitchen cabinets and countertops
Never cut with sharp knives directly on the countertop. Always use a cutting board. NEVER place hot pots, pans or similar directly on the worktop. Always use heat-insulating trivets.
The countertops in Mariastugan are made of granite. The worktops by the sink are stainless steel.
Both natural stone and marble have a porous surface layer, with natural coils and small holes. This means that it is sensitive and grease residues from cooking can penetrate the surface and form stains. Therefore, natural stone should be treated regularly by the tenant with stone oil.
The countertop can only withstand moderate heat, so always use trivets under pots and pans when removing them from the hob.
Daily cleaning protects your kitchen countertop. A damp cloth, warm water, is usually enough to keep it clean and hygienic, but the stone can withstand all-purpose cleaning if you wish to use this. Soap is best for stone and the environment.
Concrete walls in the kitchen
The concrete walls are generally treated to withstand more splashing and not absorb grease. This is also true over kitchen countertops. However, be sure to wipe off grease and the like after use. Also bear in mind that concrete is sensitive to acids as described in the section Concrete ceilings and roofs. The concrete walls are cleaned with water and soap.
Parquet flooring
Stop the dirt at the front door with suitable door mats. Remember that gravel will wear and damage the floor. Felt feet for your furniture can reduce the risk of scratches, liquids should be wiped up immediately. Daily cleaning normally requires only dry cleaning methods, sweeping or vacuuming. For more thorough cleaning, swab the floor with a well wrung out microfiber mop.
Mop heads are not recommended as it leaves too much water on the wooden floor. If necessary, add a synthetic cleaner without ammonia to the water. Soap is not recommended for lacquered surfaces as it can form a greasy film. For severe stains, especially on matt lacquered floors, Tarkett Bioclean diluted 1:20, with water, is recommended to be sprayed on the stain and rubbed with a microfiber mop.
Drains
As a tenant, you are responsible for cleaning visible drain pipes and traps in your home. It is common for soap residue and hair to get stuck in the drains, and is part of normal maintenance that is the tenant's responsibility to perform.

Silverfish
The common silverfish and the long-spotted silverfish are among the most common indoor insects. Silverfish are completely harmless and normally do no harm. They can still be considered as pests if they are present in large numbers.
How to avoid silverfish:
- Keep bathrooms, pantries and skirting boards as clean and dry as possible.
- Vacuum baseboards, cracks in the floor and other small nooks and crannies regularly.
- Vacuum rather than mop because silverfish like moisture.
- Do not store things on the floor, especially paper, books and dirty laundry.
In case of problems with silverfish:
If you are experiencing major problems with silverfish at home and the above tips don't help, make a maintenance request.
As a landlord, we can then offer traps to place in affected areas, as well as investigate the risk of moisture damage if the problem is focused on one point.
If the problem persists, we can send a company to assess and clean the apartment if necessary.

The common silverfish is a wingless and silvery mountain brushtail that can grow up to 12 mm long. It thrives best in warm and humid places such as kitchens and bathrooms. They don't come up from the drains as many people think, but hide in the cracks and crevices of our houses. Silverfish feed on what we leave behind such as soap scum, grease, skin flakes, cellulose and starchy foods like bread and flour, but also paper. As a nymph, the silverfish is up to 2 mm long and white and can live for 2-4 years. Unlike the common silverfish, the long-spined silverfish has three long spines protruding from the end. It lives in the same way as the common silverfish, but prefers to stay in dry areas. Another similar insect is the firebrat, which is similar in appearance to the common silverfish, but prefers to live in warmer environments up to 37 degrees. It is also able to live in dry environments.

Ventilation
In Mariastugan there is a common ventilation unit of the type FTX (mechanical exhaust and supply air with heat recovery). The ventilation unit is located in a technical room in building 2. In the apartments there are supply air diffusers in bedrooms, living rooms, soffices and similar, and exhaust air diffusers in kitchens and bathrooms.

The heating in your apartment

How warm should an apartment be?
Folkhälsomyndigheten rekommenderar att temperaturen i en lägenhet bör vara mellan 20 och 23 grader. Temperaturen ska under normala väderförhållanden inte vara lägre än 18 grader.
How do you measure the temperature?
En god uppskattning får du genom att mäta en meter in i rummet – inte direkt vid fönstret – och cirka 100 centimeter ovan golvet. Längs golvet och invid fönstret är det ofta lite kallare, vilket är i sin ordning.
Vid stora, kalla ytor, t.ex. som fönster, kan värme stråla från dig (som är varm) mot det kallare fönstret. Kall luft invid fönstret sjunker också ned längs golvet. Det kalla golvet och värmestrålningen mot fönstret gör att du kan uppleva att det är kallt, trots att temperaturen i luften är över 20 grader.
How does the boiler work?
The boiler regulates how hot the water should be that is sent out into the radiator system. It delivers different amounts of heat depending on the outside temperature. When it gets colder outside, it makes sure that warmer water is sent out to the radiators. If there is a rapid change in temperature outside, it may take some time for the system to adjust to deliver the right temperature to the whole house.
Hur fungerar radiator (element) och termostat?
Radiatorn (ofta kallat elementet) i din lägenhet är kopplat med rör till värmepannan i källaren. Varmt vatten pumpas runt i systemet, genom radiatorn och värmer på så sätt upp lägenheten.
Termostaten är det lilla vredet på sidan av radiatorn. Där kan du själv reglera effekten. Termostaten är inte bara ett vred som direkt ger värme om du skruvar den till max. I termostaten sitter en bälg av zink och koppar, som blir större eller mindre beroende på temperaturen den känner. Detta gör att om du har tillräckligt varmt i lägenheten, så öppnas inte termostaten och släpper igenom värme även om du har vridit termostaten till max. Vilket i sin tur betyder att radiatorn kan vara kall, trots att termostaten är igång – när det redan är tillräckligt varmt.
Tycker du det är varmt inomhus och öppnar ett fönster, kan termostaten bli kall och då säger den till elementet att ge mer värme. Skruva då ned termostaten om du öppnar fönstret. Det är bättre att vädra kort men intensivt än att vädra lite och länge.
Det får inte komma in luft i systemet, för då kommer luften i vägen för vattnet och elementet blir kallt. Därför kan man ibland behöva lufta elementet. Detta kan man göra själv, men görs det felaktigt kan det börja rinna vatten, som i värsta fall kan åstadkomma problem. Kontakta oss om du behöver hjälp med att lufta dina element.
How should I furnish?
Eftersom termostaten känner av temperaturen är det viktigt att du har fri luft runt den. Om den t.ex. täcks för med en gardin, känner den fel värme och vet inte hur den ska reglera.
För att hjälpa värmefördelningen kan du se över möbleringen av lägenheten. Nyckeln till ett bra inomhusklimat är att ge luften maximal möjlighet att cirkulera runt radiatorerna. Här är några vanliga möbleringsfel:
– En soffa precis framför elementet hindrar värmecirkulationen. Dra ut den någon decimeter eller ställ soffan längs en innervägg, där det också är varmare att sitta.
– Har man ett bord vid fönstret så leds den kalla luften från fönstret längs med bordsskivan och ut i rummet, medan elementet bara värmer upp luften under bordet. Dra ut bordet lite så att den uppvärmda luften kan stiga upp längs fönstret.
– En tjock gardin framför elementets termostatventil kan stänga inne den varma luften och lura termostaten att sänka värmen på elementet. Täck inte för termostaten.

Du som bor högst upp i hus 1 i Mariastugan har ett växthus på terrassen. Här följer lite information om vad som är bra att tänka på:
- Storm + vintersäkra ditt växthus: Inför vintern är det viktigt att du vinter- & stormsäkrar ditt växthus. Följ instruktionerna för detta genom att klicka here (SWE).
- Anmäl växthuset till din hemförsäkring. Om olyckan är framme är det viktigt att även detta är inkluderat i din hemförsäkring.

About the building
Car parking
Mariastugan has 37 parking spaces within the property, four parking spaces and 33 parking spaces with a roof, so-called carport. All spaces have electric chargers. Vehicles, cars, bicycles and motorcycles may park here, however, the spaces may not be used for storage.
The parking spots are rented and billed separately from the apartments.
One space per apartment is offered to tenants who own a vehicle. If there are vacancies, it may be possible to rent an additional space. Note! If new tenants request a place, extra places may be cancelled.
Notice of termination: 3 calendar months from the closest upcoming turn of the month.

Parking for the disabled

Internet
Internet is available in the apartment when you move in. The Internet connection is provided by Bredband2 through a group connection for the whole house. You cannot choose another provider yourself. The router is also supplied by Bredband2 and is in the media cabinet in the apartment when you move in.

In the apartments of the Mariastugan there is a media centre in combination with the electrical cabinet. In the media cabinet there is incoming internet. If you want direct internet access, you can connect a network cable here or plug in a wireless router and place it in the media centre. There are also network outlets in several places in the apartment. To use the other network outlets in the apartment, you need to connect them to the incoming internet in the media centre, see more info below How to connect a router and access the wifi network below.
Cost
Internet is procured jointly in Mariastugan. In In 2022 the cost is 175 SEK/month.
Maintenance request
Maintenance requests regarding internet is done directly to Bredband2, you as a tenant are their customer. When contacting their support you should state:
- Your name and social security number
- Your address
- That you are a customer in the group connection for the property "Höllviken 8-42/Mariastugan"

To get wifi in your apartment, you need to connect the router in the media cabinet to the incoming internet at the media centre. The router should be connected to the fibre converter.
If you have other wired devices in your apartment that you want to connect with network cables, plug them into the router's sockets via the plinth with the numbered sockets located at the bottom of the media centre. These are numbered, each number matching an outlet in the apartment.
Example: you plug a TV into socket 1 in your apartment. Then you also have to connect a cable from socket 1 in the plinth of the media cabinet to one of your router's sockets. The router is still the only device directly plugged into the fibre converter.
TV
There is no linear TV in Mariastugan, instead you can sign up for your own subscription to any streaming service delivered via internet (called IPTV). There are many different types of IPTV and streaming services, such as Netflix, HBO, etc. Below are a few other examples:
Electricity
Electricity is metered and charged individually. It is notified as a separate item on your rent statement. You do not need to sign an individual contract.
Consumption is measured by the company IMD using wireless meters. IMD then provides us with a basis which we include in the rent bills.
Consumption will be charged in 2023 at the average hourly rate applied at the time. The price is based on what you normally pay directly to your own electricity company, i.e. electricity consumption, the cost of electricity transmission (to the electricity grid company), energy tax, fixed charges for electricity grid subscription and electricity contract, and the cost of metering and billing. The price is adjusted according to changes in Siegel's main contract with the electricity supplier.
Electricity consumption includes all electricity used in the apartment, i.e. fridge/freezer, cooker, range hood, dishwasher, washing machine/dryer, lighting, the apartment's ventilation unit (ftx unit) and in the electrical sockets.
To reduce electricity consumption, keep in mind that for example dishwashers have different programmes with different consumption, with eco-programs or equivalent having the lowest energy consumption. The towel dryer can also require lot of electricity, so switch it off when not in use. See the link below for tips on reducing your use of energy:
Hot water billing
In Mariastugan, individual metering and billing of hot water is used. It is charged as a separate item on your rent invoice.
Your hot water usage is measured by the company IMD using wireless meters. IMD then provides us with a basis for the rent invoice.
Hot water is measured in cubic metres and charged according to the current price.
The heating in your apartment
Here is some basic information about heating systems, radiators, boilers and thermostats.
How warm should an apartment be?

For a good estimate, measure one metre into the room - not directly by any windows - and about 60 centimetres above the floor. Along the floor and near windows it is often a little cooler, which is fine.
With large, cold surfaces like windows, heat can radiate from you (who is warm) towards the colder window. Cold air next to the window also sinks down along the floor. The cold floor and the heat radiating towards the window can make you feel cold, even though the air temperature is above 20 degrees.
How does the boiler work?
The boiler regulates how hot the water should be that is sent out into the radiator system. It delivers different amounts of heat depending on the outside temperature. If there is a rapid change in temperature outside, it may take some time for the system to adjust to deliver the right temperature to the whole house.
How do the radiator and thermostat work?
The radiators in your apartment are connected by pipes to the boiler in the basement. Hot water is pumped around the system, through the radiator and thus heat the apartment.
The thermostat is the small knob on the side of the radiator. With it you can regulate the effect yourself. The thermostat is not just a knob that gives heat directly if you turn it to the maximum. Inside the thermostat is a bellows made of zinc and copper, which gets bigger or smaller depending on the temperature it senses. This means that if your apartment is warm enough, the thermostat will not open and let heat through even if you have turned the thermostat to maximum. Which in turn means that the radiator may be cold, even though the thermostat is on - when it's already warm enough.
If you think it's hot inside and open a window, the thermostat may get cold and tell the radiator to provide more heat. If you open the window, turn down the thermostat. It is better to ventilate briefly but intensively than to ventilate a little and for a long time.
Air must not get into the system, because then the air will get in the way of the water and the radiator will get cold. Therefore, you may sometimes need to vent the element. You can do this yourself, but if you do it incorrectly, water can start to flow, which in the worst case can cause problems. Contact us if you need help with venting your elements.
How should I furnish?
Since the thermostat senses the temperature, it is important that it is not covered or blocked by any furniture. If it is covered with a curtain, for example, it will sense the wrong heat and won't know how to regulate.
To help heat distribution, you can review the furnishings in your apartment. The key to a good indoor climate is to give the air maximum opportunity to circulate around the radiators. Here are some common furnishing mistakes:
When furnishing consider:
- A couch right in front of the radiator will hinder the heat to circulate. Pull it off the wall a few centimeters or place it along an internal wall, where it's also warmer.
- If you have a table by the window, the cold air from the window is conducted along the table top and out into the room, while the radiator only heats the air under the table. Pull the table out a little so that the heated air can rise along the window.
- A thick curtain in front of the thermostatic valve of the radiator can trap the warm air and trick the thermostat into lowering the heat of the radiator. Do not cover the thermostat.
Storage units
Some apartments have storage in the apartment, others in the house in the courtyard. You are responsible for what is in your storage unit. If you have storage in the courtyard, please note that nothing may be stored outside the units or elsewhere in the courtyard or house.
You are liable to pay for the removal of any things that are in areas where they should not be. As a tenant, you are responsible for keeping your storage unit locked with your own padlock.
Mail and delivery boxes
In building 2, Falsterbovägen 28 E, there are mailboxes for each apartment and delivery boxes for larger deliveries. The delivery boxes are not linked to a specific apartment, but are used for larger parcel deliveries if you wish. Consignments that are too large to fit in your own mailbox can be delivered here.
If you shop online, use the delivery option Varubrev for the biggest chance of having your parcel delivered all the way home.

Digital keys and tags
All passage sker med tagg eller mobilapplikationen Zesec. Varje lägenhetsinnehavare får fyra taggar. Inga traditionella nycklar finns. Önskar ni fler taggar beställer ni detta genom förvaltningen via felanmälan.
Extra tagg kostar 150 kronor och ni debiteras på er hyresavi följande månad.
Intercom
In the Mariastugan there is a door phone that is managed on your mobile phone via the application Zesec, Salto Space. Through this you can let your guests in, who scan the QR code at the entrance, for contact with your apartment.
Alternatively, if your guests call you, you can let them in via your mobile phone.

Emergency evacuation and fire safety
The following principles apply in case of emergency evacuation in case of fire etc.
Apartments on ground floor
Emergency evacuation takes place directly out in the open as well as via the stairwell and in the open (on to the street).
One-storey apartments
Emergency evacuation takes place via the stairwell and in the open (on to the street).
Apartments in building 1 on the third floor, with entrance from exterior corridor
Emergency evacuation takes place via the stairwell and in the open (on to the street).
Two-storey apartments in building 2 with entrance from stairwell
Lower floor: Emergency evacuation takes place via the exterior corridor to the stairwell and in the open (on to the street).
Upper floor: Emergency evacuation takes places either internally via the stairs to the lower floor and out to the stairwell, or on the roof terrace via the external stairs to the lower floor on to the stairwell and in the open (on to the street).
Waste disposal and recycling
Waste disposal and recycling in Mariastugan
There is a waste disposal room on the ground floor of building 2. Residual waste, packaging, newspapers, etc. are sorted in the various bins according to the notices in the environmental room. If there are no bins for your waste, you must take it away yourself. Vellinge Municipality has a recycling centre in Lilla Hammar.

Furnishings and other unwanted items
Items that are no longer wanted may not be placed in common areas of the house or yard. If you leave items in common areas or in the courtyard, and the landlord has to remove them, you will be charged for the cost of removal.
Furniture and bulky waste
Furniture and other large or bulky waste must not be placed in common areas of the building or in the yard. You are obliged to dispose of them in an appropriate manner. If you leave items in common areas or in the courtyard, and the landlord has to remove them, you will be charged for the cost of removal.
Rules of conduct
Noise
Remember to be considerate of your neighbours when it comes to loud noises, sudden noises and loud music. Between 22.00-07.00 it should be quiet in the house. Notify your neighbours if you plan to hold a party or other event can could be a disturbance.
Smoking
Mariastugan is a non-smoking residence. This means that smoking is prohibited outside the house, on balconies/outdoor areas and in all public areas such as elevators, courtyards, stairwells, etc.
Grilling
Barbecuing with electric or gas grills is only allowed on the balcony. But remember that gas barbecues are bad for the environment.
Waste disposal
The tenant is responsible for sorting and disposing of household and bulky waste in designated areas. Bulky items, such as furniture, must be handed in to the municipal recycling centre. Garbage in other areas is prohibited and the tenant will be charged for removal.

Balcony planters
For safety reasons, balcony planters should be placed on the inside of the balcony, not hanging off the railing towards the outside.
Stairwells and entrance halls
The landlord is responsible for the cleanliness of entrances, stairwells and common outdoor areas. Your participation is essential for both well-being and safety.
No objects may be stored in the entrance or in the stairwell. Doing so poses a higher risk of fire, makes evacuation more difficult in the event of a fire and prevents stair cleaning.
Access and fire safety always come first.
